Building Regulations

It should be noted that there is a building regulation Approved Document Part L. What does this mean to you the home owner? The Government require all heated parts of the home to be insulated to a target U-value of 0.25. This means that we need to asses what insulation is present, if there is 100mm mineral fibre (or equivalent resistance) and is not damaged or will need to be disturbed this can be left in place and your roof will comply, this is as specified in Approved Document L1b 2006 edition page 28. It can be a very confusing Regulation and we can discuss all details with you to make sure you have no problems with Home Information Packs (HIPS) when selling your property.

Insulating Your Roof

If you are insulating your roof we can carry out a Warm Roof Method or Cold Roof (please note a cold roof is only a terminology).

A Warm Roof

A warm roof is insulated above the rafters and has Acoustic Benefits – Most Common Construction in New Build Sector – Condensation Controlled – No Ventilation Required. It should be noted although upgrade is straight forward you are making the roof approximately 100mm (4 inches) higher and can mean other alterations to the roof structure will be required to accommodate and will need budgeting for.

A Cold Roof

A cold roof is insulated between the rafters and is ideal for Domestic or small scale Applications – Ventilation Void Required – Condensation can Accrue if not Installed Correctly.
